Packard Crossing Phase 2

ALLSTON, MA

45-55 Brighton Ave is the second phase of Packard Crossing, a six-story, seventy-seven-unit residential development providing newly built market rate housing for the Allston community. The design is a contemporary interpretation of the adjacent residential bay front buildings along Brighton Ave. Structurally, the basement footprint is cast-in-place concrete with a post-tension slab. The first floor is constructed of structural steel with a slab on deck while the second through sixth floors are girder slab systems with hollow concrete planks. The result of this combined structural design maximizes residential square footage while the increased floor to floor height allows direct access for larger vehicles into the garage. Tenant turnovers, commercial loading, deliveries, and trash removal are achieved from within the building.

The development includes ground floor retail spaces, underground parking for 175 cars, a state-of-the-art fitness center, a community lounge as well as a 1,200 sf landscaped courtyard with a fire pit and grilling stations. The 6th floor roof terrace provides beautiful views of downtown Boston while walkways throughout the property provide pedestrian access and connections to adjacent residential streets.

This project is on track to be LEED Gold Certified.
