Located in the heart of Boston’s Downtown Crossing, this former terracotta clad office building was converted into 48 refined rental apartment units on twelve floors. The existing historic building from the early 1900’s was built of concrete and steel with vaulted terracotta structural ceilings. The conversion from commercial to residential layouts required a gut renovation from basement to the 12th floor including the removal of an elevator shaft and interior stairwells. New code compliant egress stairs were constructed of steel while mechanical, electrical, fire protection and plumbing systems were upgraded for the new use. The complete abatement of asbestos and the integration of current code required systems into the historic structure provided many challenges to the construction process. Apart from the tastefully appointed residential unit interiors, the design incorporated a new entrance lobby and common area renovations. The project also included a concurrent coordination of a complete storefront renovation for the two-story commercial space on Washington and Winter Streets.
