A ground up multifamily residential building was added to The Hamilton Company portfolio with Hamilton Construction as the General Contractor, often self-performing various construction trades. The new development provides 44 apartment units in downtown Boston comprised of 1-, 2- and 3-bedroom rental homes. The site also houses the company’s current holding, Douglas Park Housing complex, located in the Fredrick Douglass Square Historic District and in close proximity to Northeastern University.

The building was designed as a low-rise pedestal composite structure with a slab on grade foundation and steel framing at the first-floor level. The 2nd floor was constructed of a reinforced concrete slab on deck upon which four additional floors in conventional wood frame construction. The entire super structure was then sheathed, waterproofed and clad with both brick and Cembrit fiber cement board composite panels. The finished exterior provides a sleek and contemporary rain screening for the structure while harmoniously fitting into the historic neighborhood in which it is located.

The design incorporated a central private landscaped courtyard as an amenity for the tenants in addition to an underground parking garage. Apartment units in the building were appointed with modern two-tone kitchens and waterfall solid surface countertops, engineered hardwood flooring and individually controlled HVAC systems and in-unit washers and dryers. Interior common spaces were finished in natural stone, porcelain tile and oak panel accents with contemporary furnishings
