This 6-Story, 39 unit contextually sensitive residential complex is located between the Fenway and Back Bay neighborhoods of Boston and adjacent to the Mass Turnpike. Its cast-in-place reinforced concrete structure is modernist in design and includes a state-of-the-art rainscreen enclosure of brick piers and metal composite panels at cantilevered bays. Much attention was placed on sound controls to insure acoustical protection from the highway below. Construction methods included slab and structure placed on a series of pressure injected footings or “Frankie piles”. PERI system was used along with conventional concrete framing which was reinforced with specified rebar configurations. Concrete was placed sequentially as slab, walls, deck progressed up wards. The building was then waterproofed and clad in the distinctive dark brown brick veneer cavity wall with the upper sections and roof in aluminum composite panels. Challenges included initial site and excavation work as over 350 granite foundation stones were unearthed to remove obstructions.
Apartment interiors are small in footprint but open, bright, and efficient with large picture windows, bamboo flooring, maple millwork and granite/ stainless steel kitchens. Residents share on-site amenities including indoor parking and a green roof deck with extraordinary views of the Boston Skyline.
