Packard Crossing Phase 1

The project was the first phase of Packard Crossing, a residential development by The Hamilton Company in the heart of Allston, MA. 83 Gardner Street is a four-story, thirty-eight-unit wood framed residential apartment building providing moderately priced housing for the community. It includes the preservation and restoration of a Victorian-era house on Gardner Street. Interior access between the old and new structures is achieved on the ground level entrance and at the underground parking garage, both leading to a CMU elevator core.
The preservation of the historic house as part of the design required the shoring up of the 100-year-old structure and the creation of new footings and foundation walls. The house is thereby joined with the new construction foundation and is further integrated into the surrounding neighborhood by landscaped green spaces within and around the buildings. Efforts were made to preserve existing trees from the 1950’s in a newly designed courtyard at street level.
The interiors are contemporary with high end finishes and elegant lighting. Each apartment is equipped with state-of-the-art appliances including in-unit washers and dryers. The preservation and restoration of the original house’s historic details offer warmth and eclectic charm to the entrance, lobby, and common areas while a large contemporary roof terrace on the 6th floor is a welcome and tranquil amenity for the tenants.
