One Westinghouse Plaza

BOSTON, MA

This new residential complex, built within a converted industrial factory building formerly Westinghouse Plaza, included sixty-three artist’s live work loft style condominiums. Built into the existing masonry and heavy timber structure, the work involved cleaning, reusing, and refinishing the original hardwood floors, posts, beams and roof boards. Although 25% of original materials needed replacement, the majority of the historic southern yellow pine members were sustainable. Existing steel windows were replaced with historically appropriate aluminum replacements using the original masonry openings for maximized natural lighting. Bedroom mezzanine lofts were built in steel creating two story spaces within the exceptionally high floor levels. Brick walls were exposed and sandblasted while interior partitions were framed with steel studs and drywall. Finishes and lighting selections maintained the industrial aesthetic of the factory building. An artist’s exhibition hall was created at the main level for community
shows and events. A ceremonial ribbon cutting was held by the Mayor of Boston to commemorate the revitalization of the site and in recognition of the developer who provided much needed live/work space for the local artist community of Hyde Park.
