Longfellow Court Apartments circa 1917, built of masonry, steel, and terracotta infill, is a Palazzo styled mixed use building in Harvard Square, Cambridge, MA. With 91 rental apartments, it houses young professionals and students at Harvard University with commercial tenants at grade level. The renovation project began as a simple replacement of the existing 100-year-old steam boiler system and developed into a renovation of both the interior and exterior of the building in its entirety.

The owners elected to approach the project as a historic rehabilitation that would involve reviews and approvals from local, state, and federal Historic Commissions. The project includes the addition of a new sprinkler system and fire alarm, new HVAC, plumbing and electrical systems and full accessibility in compliance with current code requirements. Historically appropriate commercial grade insulated windows with intricate mullions will replace existing failed aluminum units. Waterproofing, structural repairs and enhancements to the historic stucco façade complete the exterior design.

The interior renovations are both stylish and efficient while maintaining the historic detail and character of the building with replicated millwork profiles, wood panel doors and decorative hardware. Common area tenant amenities include a new bike room, tenant storage spaces and a designated package delivery center. The landscaped central courtyard is rendered as a peaceful private garden oasis with a canopy of trees, a water fountain element and contemplative seating areas.
